Why does Market Education Matter?

We don’t make decisions based off of emotion which often lead to poor results, we leverage data to create insight into the behind the scenes of each transaction. Understanding the market gives us an insight into what’s happening and what’s going to happen so that we can put our clients in the best positions possible for achieving the results you saving money, time and stress.

For example:

DOM: Days on Market. Tells us if we’re in a hot or cold market. Specific to a property an above average DOM means there is an issue with the property: price, condition, etc.

Months Inventory: Tells us if we’re in a buyer or seller’s market. This tells us who has the power to negotiate and how to strategize listings and offers.

PPSF: Price per square foot. This let’s us get to nitty gritty of pricing and evaluating specific home values.

New Listings: This gives us an insight into the next few months of inventory and shifts in supply.

Median Sales Price: Tells us the demand for specific areas. A large change in median sales for a specific area means there is a large change in demand for an area.

What are Comps?

Comps or ‘comparable properties’ are the largest tool we use to determine the values of all properties. Comps are an indicator of market value for a specific property. The value of a home is not determined by a specific person, rather the market itself. A pool of buyers will purchase a property for a specific price. This price for buyers tends to be based off of other things such as rents or building. If there are a lot of buyers competing then the price will go up.

Property Walkthrough

We will walk through your property and walk through the closest 3 comparable properties as well to get an idea of competition and where to strategically price your property for best the highest selling point. After seeing the competition where do you think we should enter the market to be the obvious choice? How many DOM before a great offer?

How we price

The market determines the value of a home, but the pricing determines it’s speed, the buyer pool and the amount of competition or lack thereof. We use the comps to determine the market value of the property, we post a coming soon and then enter on the proper day of the week and list right around market value at the nearest interval there are the highest buyer pool. The result of this strategy creates the highest probability of multiple offers which is where our negotiation kicks in and we can leverage offers against each other to sell above market value. We do not list above market value which reduces the buyer pool, and increasing days on market and leading to price decreases which actually reduces the probability of selling at market value, but actually selling under. A high listing price not only increases the days on market, but actually pushes the selling price under market value.

Zillow says in Minnesota 83% of homes are sold within 20% of their Zestimate. Although this sounds pretty good in real estate numbers are crucial and good doesn’t cut it. We need excellent. So let’s break it down, your Zestimate applies market statistics to data points on your homes tax data and previous sales. This means there is no input of improvements, changes or inaccuracies in tax assessor data. But let’s assume all the data is perfect.

A home worth $500k 8/10 times will have a Zestimate anywhere in the range of $400,000 to $600,000. The other 2/10 times it will be further than than the $200,000 spread.

They encourage buyer and sellers to request a comparative market analysis (CMA) from a real estate agent.

Nobody likes surprises when they’re buying or selling a home. That’s why we’ll conduct a preliminary title search to ensure there are no liens on the property.

The property will be inspected one way or another, but a pre-inspection highlights any potential issues to us before the buyers so that we can adjust the price and take away the ability for future negotiation and conecessions. You can either inspect before and adjust the price slightly beforehand or afterwards where you’ll fall to the mercy of the buyer’s demands or you can save time to begin with.

A nominal investment into cosmetic improvements and mechanical repairs often result in an increased selling point, reduced time and market and overall less stress. Improper preparation decreases your interested buyer pool and leads to lower offers on your home.

Organize each room and eliminate all the extra clutter. Designate specific locations for trash, donations and storage.

Once you’ve organized everything and eliminated the clutter it’s time to do a deep clean of everything from ceiling to floor. Clean the insides of all your appliances, cabinets, sills, dust on top of cabinets, have drains flushed and all of your vents cleared. Interested buyer’s will always find the crumbs and cobwebs.

Deep Clean

This may seem expensive, but kitchen is the heart of the home. Make it look modern and new and your interested buyer’s will notice.

Appliances

Neutral colors such as grays, beiges, lighter shades of taupe. Colors are an inexpensive way to control the appearance of space make it grandeur. Always keep it light, simple and clean. Have it done professionally, the last thing you want it paint on the trim, ceilings, covers and doors.

Paint

Floors

Professionally clean carpets and rugs. Hardwood floors should be resurfaced and or polished.

Remove all the screens and store them away. Let the light in and clean the glass and frames. This is an easy to way to make a big difference in photos.

Windows

Lighting

Just like paint can change spaces light brightens and expands. New outlet and switch covers are the finishing touch.

Small impressions can make big impacts ($$$). Door knobs, locks, handles on drawers and cabinets, faucets, etc. Swapping out high touch items will alter the feel and quality of your home.

Staged homes spend 25% less time on the market. Staging makes a dramatic difference in the perception of a home to your buyers and less time on market for you.
